We take all our enquiries very seriously and we think that your enquiry was not just for fun or trying to keep us busy in the office. We know (also see and hear) that there is not only a serious problem here in Spain in the estate agent business, but there is also a big problem in the U.K. with selling houses. Also renting is very expensive, and with Pound Sterling very weak against the Euro, credit crunch etc. etc. We also know that on the coasts in Spain, the asking price of the properties on the market have been reduced in order to get a sale, but that´s partly because the big investors and developers always asked (for many years) far too much money for their properties. But inland, away from the Costas, that´s not the case, because we do not have large property developments, we just sell houses and they all have their stable value! Sometimes the selling price of a property is lower than a valuator of a bank quote! Therefore, we know that our inland area still has good potential.
We have made a good plan with some of you, the property owners.
We have spoken with a lot of cave house, cortijo (farm/country house) and town house owners who want to sell their properties over here. Because of the current financial (global economy) crisis, properties hardly sell (not because of our expertise and property market knowledge) and therefore the people who want to sell suffer because they can’t sell. A lot of these sellers are trying to sell their second property and therefore they are in the position to put their second property on the rental market. A lot of them are very willing to make a private contract with renters , which we have experience in arranging contracts, so that if the renters want to purchase the property where they are staying, and if they do it within a certain time period, then the buyers may deduct the rental price from the selling price! If you are in a similar position now i.e. not able to buy but in the position to rent, and later on you may wish to buy or just want to rent for a long term. Or if you have a house for sale in the U.K. and you can’t sell now and you want to rent your house out with a good standard contract, and then rent cheaper over here and enjoy the sunny weather, beautiful nature and try to relax instead of waiting and waiting, because the market will not be changing for a long time.
